Brookfield Properties are proposing a sensitive refurbishment to reposition 77 Grosvenor Street as an exceptional office building in the heart of Mayfair.

The proposed refurbishment seeks to transform the energy performance and sustainability credentials of the building, introducing urban greening and best-in-class amenities, whilst limiting interventions to preserve the existing architectural framework and complement the character of the Mayfair Conservation Area.

The Site

77 Grosvenor Street is an 80,000 sq ft office building in Mayfair, W1. Built in 2006 as part of the Grosvenor Estate, the building sits within the Mayfair Conservation area.

At nearly 20 years old, the building’s existing plant equipment is significantly outdated and reaching the end of its service life.

This presents an exciting opportunity to introduce a cutting edge all-electric energy strategy to revolutionise the building’s energy performance, while incorporating a thorough internal refurbishment to deliver upgraded office space which sets a new benchmark in sustainability and user experience.
